For instant, south of the 1st St basin the land is shown as being outside the 100 year flood zone. This is only because 15 feet of dubious fill has been dumped at the edge of the canal between 1st and 3rd Street. The site, once a pond, is just as flood prone as the adjacent areas. <br />There is a general feeling that these flood maps have been delineated as they are to favor large scale development of the area.
