If Ices Don't Work On Court Street, Try Selling Crêpes...From A Shack

Just a couple of summer seasons ago, a small wooden shack was erected in the courtyard at Court and Carroll Streets next to a toy store and a yoga place. Shortly afterwards, someone started selling ices there. Though it was down the block from PS 58 and across the street from Carroll Park, the place never looked busy and obviously couldn't compete with the ice cream truck parked right next to the park.
A few days ago, a 'for sale' sign appeared on the shack and just yesterday, I noticed that someone will be selling crêpes there in the not-too-distant future.
I know that retail spaces are hard to come by in the neighborhood, but I wonder if someone actually 'bought' the shack.

Do you think crêpes will do better than ices at this spot?

What I wouldn't give for some ices.
