The hunchback of Carroll Gardens at 45 3rd Place, that poster child for what-not-to-do with a brownstone, has finally gotten a price adjustment. That is not surprising. What is more astonishing is that it has taken such a long time. After all, this re-muddle, known all over the neighborhood for its rather offensive addition, has been on the market for a good long time.
The building has been marketed in a few different ways over the years.
The property was once for sale as two duplexes. Then, the entire building was put on the market as a two family. At the end, the duplexes were available as rentals.
Presently, the lower duplex appears to be occupied.

Honestly, I'm surprised it's taken this long to lower the price. I'm sure it will continue to drop. Have they had open houses? Will you be going again for more photos of the shoddy tile and corner work? Please do!

Goes to show that the value of a home is based on more than location.

And if Toll builds in the neighborhood, they won't even have such a prime location going for them.

Wow, this post reminds me of when my husband and I were taken to see this 'house' 2 years ago by an agent. She was getting the front door open, and I was locking our car and about to walk into the yard, when a guy called out to me. I had noticed him sitting in a parked car for a long time while we were waiting for the agent. He told me something along the lines that no one should by this place and that the agents won't give you all the info.. that theres a bad homeless shelter a block from the house around the corner. I tried to ignore him, but he kept at it. I was laughing and told my husband about it! The place was so ugly that we had no interest in it anyway, but we were left wondering what that guy had against the place!
